Carpet area vs sale area explained

Two flats with the same advertised price can offer very different usable space. The difference usually comes from how area is measured.

The two terms

  • Carpet area: the usable floor area inside the walls of the apartment, where you can lay a carpet
  • Sale area: the larger area on which the developer's price is calculated, including a share of common areas such as lobbies, staircases and lifts

Under RERA, developers of registered projects are expected to state the carpet area in the agreement for sale, which makes carpet area the fairest basis for comparing homes.

In these layouts the sale area is about 1.4 times the carpet area, so the usable space is roughly 71 percent of the sale area, a ratio you can use to compare other projects.

Price per square foot, two ways

Using the developer's indicative starting prices, a 2 BHK at Rs 1.09 Cr works out to about Rs 9,800 per sq ft of sale area but about Rs 13,800 per sq ft of carpet area. A 3 BHK at Rs 1.49 Cr works out to about Rs 9,900 per sq ft of sale area and about Rs 13,800 per sq ft of carpet area. Always compare projects on the same basis, and prefer carpet area.

  • What is the carpet area as per RERA?
  • What does the price include: parking, club membership, GST, maintenance deposit?
  • What are the balcony and other areas, and are they in the carpet area?

Why the ratio matters

Two projects with the same price per square foot of sale area can offer very different usable space if one has a ratio of 1.25 and another 1.40. Dividing the price by the carpet area removes that confusion and gives a fairer comparison.

Use the ratio as a quick check: sale area divided by carpet area. Lower ratios generally mean less of what you pay for is common area, though amenities and design also matter.
